Holiday properties management

  • Payment of the monthly bills for electricity, water, cable TV and Internet;
  • Payment of the annual municipal and local taxes, fill out tax declarations;
  • Community representation;
  • Document holding;
  • Property insurance - Insurance of your property, furniture and equipment against basic risks like fire, explosion, lightning, earthquake, theft, robbery, malicious acts, burst of pipes and leakage of sewage installations, impact by external objects and animals plus Third Party (public) Liability, which covers the legal liability of the Insured for property damages and/or bodily injuries or death caused to third parties;
  • Property inspection once a week, when unoccupied, including: 
    • Thorough ventilation of the property;
    • All property areas check over (bathrooms, kitchens, terraces, etc.);
    • Check up of lighting, plumbing, humidity, pest control, electrical check, boiler    check;
    • Advising about any necessary repairs to maintain the property in pristine condition;
    • Ensure all appliances are in working order;
    • Urgent repair works;
    • Take care of indoor plants;
    • Check for pests and vermin and recommend remedial action.
  • Cleaning twice a year;
  • Emergency property checks following inclement weathers and arranging clear up, if necessary;
  • Sending pictures to the owners;
  • Mailing regular reports of the inventory and the apartment status to the owners;
  • Collecting of post to leave inside property or re-post to an address of your choice.

 

New apartments:

  • Collection of the keys for the apartment from the developer’s office and key holding; 
  • Initial full inventory check of your property and its contents.
  • Issuing inventory document, according to the Letting Agreement signed with the owner.
  • Main cleaning for new properties after the construction works
    • Removing all builder rubbish and paint grease marks;
    • Cleaning and disinfection of kitchen cupboards, all white goods inside and outside – hob, oven, fridge, wall tiles and appliances;
    • Cleaning and disinfection of bathrooms – tiles, toilet, washing basins and sanitary appliances;
    • Sweeping and washing of floors and terraces;
    • Cleaning and polishing of windows, glass doors, mirrors;
    • Thorough ventilation of the property.
  • Complete furnishing or renovations;
  • Equipment and Furnishing delivery and installation: Essential items, which we can buy and deliver on your behalf to your property:
    • Kitchen equipment – glasses, cups, forks, spoons, knifes, set of pans, set of plates, toaster, electric kettle, tea towel, oven gloves, tin opener, cork screw, peeler, bowls, set of cooking spatulas;
    • Bedroom equipment – linen, quilts, pillows, towels;
    • Miscellaneous – iron, ironing board, hangers, dust bin, sweeping brush, bucket, toilet brush, patio table and chairs.
